What's the difference between repayment and interest-only mortgages?
A repayment mortgage pays down both interest and capital each month, so the loan is fully repaid by the end of the term. An interest-only mortgage pays just the interest, leaving the full loan amount outstanding at the end unless repaid separately.
How does LTV affect my mortgage rate?
Loan-to-value (LTV) is the loan as a percentage of the property value. Lower LTV — a bigger deposit — usually qualifies for better interest rates, since the lender is taking on less risk.
Does this include fees or early repayment charges?
No. This calculator estimates the monthly payment and interest cost from the interest rate and term alone. Arrangement fees, valuation fees, and early repayment charges are not included and should be added separately.
How much deposit do I need for a buy-to-let mortgage?
Most buy-to-let lenders require a minimum deposit of 20–25% of the purchase price, giving a maximum LTV of 75–80%. Some lenders offer higher LTVs but typically at a higher interest rate.
