How is UK stamp duty (SDLT) calculated?
SDLT is charged in bands — you pay the rate for each portion of the price that falls within a band, not a single flat rate on the whole price. This calculator applies the current England & Northern Ireland SDLT bands, Welsh LTT bands, or Scottish LBTT bands depending on the region you select.
Do first-time buyers pay stamp duty?
First-time buyers in England and Northern Ireland get relief on the first portion of the purchase price, up to a price cap. Select “First-time buyer” as the buyer type to apply this relief automatically.
Is stamp duty different in Wales and Scotland?
Yes. Wales charges Land Transaction Tax (LTT) and Scotland charges Land and Buildings Transaction Tax (LBTT), both with their own bands and rates that differ from England and Northern Ireland’s SDLT.
